The Quiet Side of 30A: A Point Washington Playbook for the Season Ahead

August 6, 2026

Drive north across US 98 from Seagrove and the beach world thins out inside a mile. Sea oats give way to longleaf pine, the traffic drops off, and the sound of the Gulf gets replaced by the rustle of palmetto. Most of what you see from here to Choctawhatchee Bay is protected land. About 40 percent of South Walton is preserved, and roughly 15,000 acres of that sits inside Point Washington State Forest, purchased under Florida's Conservation and Recreation Lands program back in 1992.

For anyone who already lives in Point Washington or along the eastern half of Scenic 30A, that acreage is the point. The beaches belong to the vacation calendar. The forest and Eden Gardens belong to the rest of the year, and 2026 is a good one to lean into them, because a trailhead that opened quietly in 2024 has changed what a Saturday morning can look like without ever getting in the car.

The forest is now stitched to the beach path

Until recently, riding or walking into Point Washington State Forest from the 30A side meant driving to the Eastern Lake trailhead on County Road 395 or the Longleaf Greenway trailhead at the end of Satinwood Drive in Blue Mountain. The forest was there, but it wasn't really connected to the beach corridor most residents live along.

That changed with the 30A Trailhead behind YOLO Board and Bike at 4695 East County Highway 30A, just west of The Lodge 30A at Greenway Station. It opened in 2024, marked by a green and yellow mural on 30A and a light-pink blaze inside the woods. The pink connector is only about a mile out and back, but it drops you onto the Eastern Lake trail system, which is where the mileage lives.

Here is what the connected system actually gives you, measured against the paved Timpoochee Trail most locals already know:

Route Distance Surface Where it lands you
30A Trailhead pink connector ~1 mi round trip Sandy singletrack Eastern Lake campsites
Eastern Lake Yellow Loop 3.5 mi Sandy doubletrack Back to CR 395
Eastern Lake Red Loop ~5 mi Sandy doubletrack Back to CR 395
Eastern Lake Orange Loop 10.9 mi Sandy doubletrack Full forest immersion
Longleaf Greenway 7.9 mi one way Singletrack Satinwood Drive, Blue Mountain
Longleaf + Timpoochee loop 16.5 mi Mixed Forest to Seaside to home

The 16.5 mile loop is the one worth knowing. Take the Longleaf Greenway west to Satinwood Drive, ride 0.4 mile on Satinwood to the Timpoochee Trail, head east 6.4 miles through Blue Mountain, Grayton, Watercolor, and Seaside, then turn north on the CR 395 side path for 1.8 miles back to the Eastern Lake trailhead. Forest, dune lake, town center, home. There is a shorter 7.8 mile version through CR 283 if you want to be back for lunch.

Two things worth mentioning before anyone laces up. Point Washington State Forest is also the Point Washington Wildlife Management Area, and the Florida Fish and Wildlife Conservation Commission sets seasonal hunting dates you should check before heading in during fall and winter. Day use runs $2 per person on the honor system at self-pay stations, and the forest is open sunrise to sunset with leashed dogs welcome.

Eden Gardens runs on the opposite calendar

The other thing residents figure out eventually is that Eden Gardens State Park's best months are the ones tourists skip. The park sits on 163 acres along Tucker Bayou, centered on the 1897 Wesley House, which was donated to the state by Lois Maxon in 1968 and holds the second largest private collection of Louis XVI furniture in the country. Entry is $4 per vehicle. House tours run Thursday through Monday on the hour from 10 to 3.

What matters for anyone who lives ten minutes away is the event calendar the Friends of Eden Gardens keep filling in. Here is what is on the books through winter:

Date Event Detail
Aug 4, 2026, 10–11 am Ranger-guided nature hike Through xeric hammock and floodplain swamp
Sep 1, 2026, 10–11 am Ranger-guided nature hike Same route, cooler morning
Sep 11, 2026, 5:30–8:30 pm Star party Hosted by the Northwest Florida Astronomy Association
Dec 5, 2026, 5–8 pm Christmas Luminaries Candlelit Wesley House, live music, cookies and hot drinks at the pavilion
Feb 6, 2027 window Camellia Festival Live music, camellia sales, educational booths

The camellia point is the one to hold onto. The park keeps more than 370 camellia bushes, and they start opening in late November and run through the winter. When the rest of the state's gardens are asleep, this one is at its peak. If you moved here from somewhere with real winter, that fact takes a season or two to sink in.

The February festival has drawn the Black Creek String Band in recent years and doubles as a plant sale, with proceeds going back to park preservation. Camellias sell for as little as a few dollars if you want to take one home.

Why residents care about any of this

Here is the argument. A common line about Point Washington is that it is where the locals live because it is close to the beach but quiet. That is true and also generic. The specific version, the one worth updating your mental model on, is this: since 2024, Point Washington and east-30A residents can string together a fifteen-mile morning that touches longleaf pine, a coastal dune lake, a paved town-to-town promenade, and their own driveway, without a car key involved. And the calendar that fills the months when the beach empties out is not vague. It is dated, it is on the Friends of Eden Gardens' schedule, and it is ten minutes from most front doors along 30A east of Watercolor.

That is a different quality of life than the one you sold yourself on when you bought the house. It is worth using.

A short list of practical notes

  • The 30A Trailhead has parking, restrooms, and picnic tables. It is the easiest entry point if you are riding from a home east of Watercolor.
  • Sandy sections on the Eastern Lake loops can be deep after dry stretches. Wider tires help. Regular gravel bikes work most of the year.
  • The forest map dated February 2025 from the Florida Forest Service is the current one worth printing before your first ride. Intersections with logging roads confuse GPS traces.
  • Eden Gardens takes $4 per car on the honor system. Wesley House tours are additional and small.
  • Mosquitoes near Tucker Bayou and the wetter Longleaf stretches are real from late spring through early fall. Morning rides help.
  • Primitive camping is available inside the forest and needs to be reserved through Reserve America in advance. It runs about $10 per night.

The link to how you live here

Coastal ownership along 30A gets sold on the Gulf side of the story. The dunes, the water color, the porches, the walk to town. All of that is real. But the piece that residents rediscover after a couple of seasons is what sits north of US 98 and how easy it now is to reach without loading a car. A house in Point Washington, WaterColor, Seagrove, or the east end of Blue Mountain is not just a beach address. It is also a doorstep to fifteen thousand acres and a park calendar most of the region ignores from September through February.

If you are thinking about that side of the equation more than the beach side lately, and wondering how the north-of-98 pockets of Point Washington and the forest-adjacent stretches of east 30A actually compare in terms of what a home there gets you long term, that is a conversation Theresa Felton and Andre Dominick have often. Reach out when you want to have it.
